We Start by Listening
While each custom home we build is unique, our design-build process is proven to ensure a successful outcome. Our first step always starts with you talking and us listening to learn what’s most important to you. During this phase, you can expect. The details of our design-build process are listed below.
Discovery
- Discuss high-level project details
- Desired investment & timeframe
Office Meeting (1 Hour)
- Define specific project details
- Revisit the desired investment level
- Tour our in-house Design Studio
Site meeting (1-2 Hours)
- Measurements
- Photos
- Examine site conditions
Partnership Design Agreement (PDA)
- Provide a high-level opinion of the cost
- Sign PDA
- Collect design fee
Design (12-16 Weeks)
- Design as-built floor plans
- Meet with the Selection Coordinator in the Design Studio
- Full project scope review with final pricing
Lending/Financial Finalization
- Introduction to Garman’s preferred lender and settlement companies
Construction
- Secure permits
- Site preparation and excavating
- Access to our Buildertrend software so you can follow along with the build of your home
- Get updates on important milestones, schedulechanges, and payment information
Orientation
- Orientation tour with our Field Supervisor
Project Closing
- Meeting with your Sales Specialist
